Jopling House Student Accommodation

I had a great time staying at Jopling House Student Accommodation! The rooms are very spacious and comfortable. The reception staff are always friendly and helpful, which really made the place feel welcoming. The ensuite rooms come with access to a large shared kitchen, and it’s cleaned regularly every week. I also appreciated that all the rooms are cleaned once a month — such a big help during busy student life! Laundry is free to use once a week, and they even keep the washing machines clean and well-maintained. There’s also a small on-site gym. It doesn’t have a lot of equipment, but it’s usually quiet, so it’s still useful if you prefer light workouts or just need a basic space to exercise. The location is unbeatable — right in the city center. Everything I needed was just a short walk away, including shops, cafes, and public transport. It’s also just a 10-minute walk to both St. Peter’s Campus and the City Campus of Sunderland University. Overall, it was a comfortable, convenient, and enjoyable place to live as a student. Highly recommend!

I am writing to file a formal complaint regarding the unacceptable living conditions, unreasonable treatment, and lack of tenant protections at Jopling House. The conduct of management and superintendents has created an environment that is not only unprofessional but also unsafe and unfair to tenants. 1. Unreasonable Conduct by Superintendents Superintendents at Jopling House regularly impose fines without legitimate reasons or explanations. Tenants are left confused, with no clear policy, written notice, or justification. This practice is unfair, arbitrary, and appears to be used as a method of intimidation and revenue generation rather than genuine enforcement of building rules. In addition, staff have demonstrated disrespectful behavior toward tenants, treating legitimate questions and concerns with hostility rather than professionalism. 2. Barging into Tenant Units Without Consent One of the most serious issues is that superintendents and/or staff have entered tenant units without notice or consent—even during times when tenants were in the shower. This is a gross violation of tenant privacy and safety. Entering a unit without proper legal notice or emergency justification constitutes harassment and a breach of tenant rights under housing law. 3. Non-Functional Laundry Facilities The laundry facilities are often in disrepair, leaving tenants without access to basic services that are supposed to be included as part of their tenancy. Machines frequently break down, and management does not address or resolve the issues in a timely manner, forcing tenants to seek alternatives at their own expense. 4. Internet Issues and Mismanagement The building previously provided a working Wi-Fi service but has since switched tenants to a subpar, unreliable network. Staff have openly admitted that this downgrade was done to save money, despite the significant negative impact on tenants who rely on stable internet for work, study, and daily communication. The current Wi-Fi service is slow, inconsistent, and in no way meets modern standards. 5. Horrible Customer Service When tenants attempt to raise concerns, they are met with dismissive, rude, or evasive responses. Instead of providing solutions, management and staff avoid responsibility and treat tenants with contempt. This lack of accountability leaves tenants feeling powerless and unsupported. 6. Lack of Tenant Protections Overall, Jopling House operates without regard for tenant protections. The combination of unjustified fines, unauthorized entry into units, poor amenities, and intentional cost-cutting at the expense of tenants demonstrates a clear pattern of neglect and abuse. To sum it up, this is a disgraceful student accomodation and the staff lack any sense of decorum and manners, otherwise they would have addressed these issues in the last 2 years.
